Why Now Might be the Perfect Time to Buy a Home in North Idaho

I often get asked by potential buyers whether I think it's a good time to get into the market. Although I always feel it is relative and individual to your personal circumstances, I also see now (Spring 2024) as an opportune time for Buyers to find a home or property they really love.  Here are a few of the reasons why.

1. Mortgage Rates: Although it goes against what you might think, there is considerably less competition for Buyers when rates have risen from a previously lower range.  Many Buyers assume rates will come back down eventually and are willing to wait it out on the sidelines.  That actually makes it a good time to be in the game.  If you think about rates in terms of patterns over the past 30 years or so, they are actually still considerably lower than Buyers once had to pay to get financing on a home.  Although it sounds cheesy, I do like the adage: "Date your rate, marry your house".  At the end of the day, you may be able to refinance later if and when rates do come down. It can be much more costly to get into a bidding war and pay more for the house you really love, or worse, settle for a property you don't fully love and have to sell it later.

2. Favorable Buying Conditions: The current market conditions may favor buyers, with a good selection of available homes and a potential for more negotiation power. In North Idaho, year over year, the inventory of homes for sale has increased, providing buyers with more options to find their ideal property.

3. Potential for Appreciation: While past performance is not indicative of future results, historically, real estate has shown appreciation over time. By purchasing a home now, buyers may position themselves to benefit from potential future appreciation as the housing market continues to evolve.

4. Personal Financial Considerations: For many individuals and families, personal circumstances may also make now the right time to buy. Factors such as growing families, job relocations, or changing lifestyle preferences can create a sense of urgency to find and purchase a new home.
