The Process of Purchasing and Designing Your New Hallmark Home in Sandpoint's Boyer Farms

THE PROCESS OF BUILDING YOUR OWN HALLMARK HOME IN BOYER FARMS

When Buyers visit our model home, they are often surprised to find out how many options there are to choose from.  Beyond picking your favorite floor plan and lot, the options for the design and finishes are expansive. It's very custom and upon closing, you will have your very own, custom brand new house.

STEP ONE:

Determine which floor plan you want. We have 5 smart floor plans ranging from 1148 to 1792 square feet. 

STEP TWO:

Pick your favorite lot to place your home on.  All floor plans fit on any lot.  Homes on the north side of the street have views of Schweitzer Mountain.  Homes on the south side of the street border an 8 acre wooded parcel.

STEP 3:

Write an offer.  At this point, we can go over all of the standard inclusions, as well as upgrade options.  You decide any extras you would like to ask for, and write the offer accordingly.  You can have your own agent represent you, or you can work with me on this.  We will present this offer to the Builder and once we have mutual agreement, and the earnest money is delivered, the fun begins.

STEP 4:

Design Decisions.  You have 30 days from mutual acceptance to make your design selections.  Most people love visiting our vendors and have fun making decisions.  I am always happy to offer suggestions and guidance if you are overwhelmed.  I have remodeled homes, built from scratch, set up vacation rentals and get to see and tour beautiful homes on a regular basis as a part of my job.  I truly love this aspect of the business.  Stores you will visit include:

  • The Flooring store
  • The Lighting store
  • The Appliance store
  • The Stone Fabricator
  • The Countertop Store (when neccessary)
  • The Paint Store (if you need inspiration)

You will also choose your cabinet material and door style, hardware package, and sink and faucets.

STEP 5:

Signing and Closing.  The next 5 months will feel like forever.  Once permits are issued and building commences, Hallmark will bring in the best sub-cpntractors in the industry to deliver a high quality home with a 10 year structural warranty.  You will work on securing financing, if applicable, while the home is being built.  Once the home is complete, we will do a Builder Walk-Through.  At this point, a Hallmark representative will give you an overview of all the systems and how they work, as well as leave you with an extensive book.  You will have contact information for every person who helped build your home, from plumbers and electricians to landscapers.  We will use blue tape to highlight any areas that need a touch up.  Once you are satisfied with your new home, you will sign documents at escrow and fund and record on your new home.  Congratulations!  Having a brand new home might be one of the best decisions you have ever made.  Hallmark will be there, standing behind their product 100%.  You should have years of worry-free living and low maintenance.
